Staging 101
Start Packing Up
- Depersonalize - Remove all personal items i.e. Photos, sports trophies, collectibles etc. (you're moving anyway).
- De-clutter - Clear off all table tops, desk tops and countertops (use the basketball rule - remove all items smaller than a basketball)
Move Things Around
- Create space - Remove table leaves extra dining chairs furniture blocking walkways etc.
- Reduce the number of wall hangings, one to two per wall.
- Use rooms as they were intended i.e. the dining room is not a gym!
Mr. Fixit!
- Fix what's broken i.e. leaky faucets, sliders that don't work, replace light bulbs, torn screens, etc.
- Update what you can. Remove dated wall paper, paint, replace dated light fixtures, bath fixtures etc.
- Remember the foyer, keep it clean and simple.
- Start at the street - curb appeal is a crucial first impression.
Sparkling CLEAN
- Eat off the floor clean.
- Wash all the windows inside and out.
- Check ceiling and light fixtures for cobwebs.
- Sparkling kitchens and baths a must, toilet, bathroom grout, under sinks and don't forget the mirrors and appliances.
- Get the carpet and hard floors Professionally cleaned.
- Power-wash all outside areas.
- Make sure all beds are made at all times.
- No dishes in the sink.
- All personal belongings are put away at all times - including toiletries.
- Last but not least if you can smell it you can't sell it.
